Each estate starts as naturally forested land and building sites and pasture areas are cleared and seeded based on the individual needs and preferences of its owners (some limitations apply, see deed restrictions and developer covenants). Trees growing within 40 feet of the community's roads will be protected to provide privacy for owners as well as retain the natural beauty of the neighborhood.

Prices for the estates begin at about $91,000 with an average cost of $18,000 per acre. Estates range in size from about 6 to 17 acres.
